Formal Route

The formal route (sometimes called the statutory route) involves serving a notice on your landlord to exercise your legal right to extend your lease. In all cases our recommendation is to extend your lease using the formal route which involves serving a notice and forcing your freeholder to extend your lease. Stage 1

Serving the initial notice to start the process off, including all necessary initial checks of eligibility, review of title and investigations of your landlord.

£600 + VAT  –  FIXED FEE

Stage 2

To finish the lease extension off once the valuers have agreed the price including finalising the wording of the new lease, arranging completion and registering your new lease at Land Registry.

Informal Route

The informal route (sometimes called the voluntary route) does not involve serving a notice on your landlord instead you approach them informally to try to do a deal. There are no rules governing what the landlord can demand and the landlord is not forced to extend your lease. Basic Fee

To agree the wording of the new lease, arrange completion and register your new lease at Land Registry.

£600 + VAT  –  FIXED FEE

Mortgage Fee

If you have a mortgage you will need to get a letter of consent from your lender (invariably a formality).

£150 + VAT  –  FIXED FEE
